At the turn of the 20th century, as local leaders prepared to guide Dallas through tremendous growth, they built the first Dallas Public High School, a three-and-a-half story classical revival structure located downtown. After almost a century, as the number of students and cost of repairs grew for the school, the decision was made to board up the doors.

For nearly two decades the school continued to deteriorate, until it was purchased in 2015. Bought with a vision to revitalize the surrounding community, the building renovation was designed to serve multiple tenants including offices, restaurants, and retail space.

Henderson Building Solutions was brought on to commission the building. Using our experience on previous historic building commissioning projects, our agents tested the facility’s functional components across more than 100,000 square feet of the historic Class A office site. The result is a premier office address driven by a highly sustainable design approach allowing the project to pursue three third-party health and wellness certifications: LEED Platinum, WELL Gold, and Fitwel. The project was also honored with the 2018 Preservation Dallas Achievement Award.
