Johnson County Community College (JCCC) is one of the largest community college institutions in Kansas. When they needed to do significant infrastructure improvements for eight campus buildings, they chose Henderson Building Solutions for our holistic, single-source capabilities.

The client’s primary goals for this project were to enhance the building systems in an effort to boost energy efficiency. Henderson Building utilized retro-commissioning as a means to assess building systems, uncover issues, and provide options for issue resolution. These resolutions were finely detailed and budgeted in a way that kept the client representatives actively involved in the implementation process. Henderson’s structure, including commissioning agents, engineers, estimators, and construction managers all under the same roof, meant we were able to handle the project implementation from conception through construction closeout and warranty. Campus improvements incorporated chiller plant piping and optimization, air handling unit repairs, upgrades and replacements, variable air volume box repair, replacement, test and balance (TAB), and calibration.

One of the key components of this project was the upgrade and replacement of the campus-wide building automation system (BAS) across 23 buildings. The client’s objective was to replace the existing control system with an entirely new one. It was important that we identified all equipment on the original system and any equipment that had been excluded, as well as all operational deficiencies with both, so the new system could eliminate the negative existing conditions. We then prepared the RFQ and interviewed potential companies for qualification purposes, working with JCCC to narrow the field to a few that would eventually bid the project. Henderson Building, along with sister company Henderson Engineers, provided complete design and contract documentation. The team then worked to pre-negotiate both parts and labor pricing for ongoing maintenance, new installation costs, and a three-year warranty with each of the final bidders. Henderson Building managed the installation throughout the campus in real time, keeping all offices, classrooms, and facilities functional and in use during the changeover. We then commissioned the new installation before turning it over to the owner.

In total, a combination of detailed construction documents and our competitive bid process enabled us to deliver the project under budget which allowed our team to work with facility staff to re-purpose the excess funds to improve other areas of the campus.
